We were 'supposed' to have $3000 tomorrow placed in an escrow account at our lawyers office as a first instalment of 'exit' money to the Ure's. Except, we really shouldn't owe them a dime! We tried this method of expelling the people from the property: as if it were a rental agreement. However, the contract clearly states that any default reverts to immediate possession to the seller of the property. Dad and I are going to go to a better Real Estate attorney (ours was an attorney, but not a RE attorney).......and see what our options would be for just suing them for breech of contract, instead of a rental eviction. I told dad that I would rather an attorney got our money instead of Cory and Esther, when they have been so grossly negligent! The unpaid utilities alone are negligent! So.......we shall see what happens.
What a pain. But, as dad is determined to become very aggressive in real estate investing this coming year, I guess we better learn the ropes. The Robert Allen group said that they ONLY sell properties on Contract for Deed, as even one day late returns property to them......
So, we shall see what a real estate attorney does! The Robert Allen Group said (when dad explained our situation)......"That judge was an idiot".......which goes right along with a lawyer that I was talking to with a client of mine [where the seller can't close because of too many property liens].......and his comment was "Utah has hundreds of idiots, and most of them wear black robes." Too bad we got one of those!

I can hardly believe that the house wasn't returned to you immediately. On what grounds could that family possibly keep living there? That doesn't make sense at all.
